What about the area above 110th Street – is it still developing?
Absolutely. This is an area of great promise. There are some people who view
it as still pioneering – particularly in central Harlem.
However, the trend is very clear. There is great activity in the northern section
of Manhattan, around Inwood and Washington Heights and from the southern
section around Columbia University. Central Harlem is the evolving bridge
between these two areas and has appreciated incredibly in the last few years.
Many people love these areas because of the architecture and the character
of the neighborhoods. Prices are selling at about 60% to 75% of the prices in
the lower portions of the West Side. This discount will slowly recede as
buyers recognize the area as an exciting place to live.
