Your Exclusive Agent Upon entering into an exclusive agreement, you engage Bellmarc to be your representative in marketing and promoting your property for sale. We will do the following: • Prepare a “listing” containing relevant information about your property and circulate this information to other real estate brokerage companies that can assist in finding a qualified buyer. • Market the listing in pertinent public outlets including newspapers and magazines, Internet sites, storefront displays and mailings to that the listing information in fully available to buyers. • Be readily available to show your apartment to prospective buyers. • Advise you about marketing and selling strategies in order to optimize price and minimize the length of time the property remains for sale. • Act as your advocate to negotiate the highest price and best possible terms with any prospective buyer and bring about a meeting of the minds between all parties. • Represent on your behalf the terms of any offer and acceptance to legal counsel in preparation of the contract of sale. • Manage the preparation and accuracy of all documents required for the Board packet, in order to obtain timely approval by the building’s Board of Directors. • Monitor all ongoing events to ensure a timely closing of the transaction and transfer of ownership.
